Getting the Best Deals as Buyers

This market represents an historic buying opportunity.  If you are selling a home to buy up, although it can be intimidating to think of selling for less than you would have a year ago, you will also buy for significantly less, so it nets out in the end.

The North Bay is not one real estate market; price strength and appreciation vary by town and neighborhood.   Premier upper end markets in Southern Marin are holding their own but selling more slowly.  The hardest hit areas are the lower end, where buyers previously took advantage of low down ARM's.  Those lower end markets see more short sales, foreclosures and ultimately, bank owned properties.   The one bright spot in that market is that it opens opportunties for  buyers to get deals.

When looking to take advantage of a down market, sometimes even more advantageous than a short sale or foreclosure are the BANK OWNED properties.  They have already been through foreclosure and the bank is now holding the property.   They are motivated to get it off their books.  I can help you find these properties and make offers.
